What California expects of a rental

A short, general summary to help you plan — not legal advice. Check your lease and any San Mateo rules, and ask an attorney about your situation.

Heating

California Civil Code section 1941.1 lists heating facilities in good working order among the conditions of a habitable home. A broken heater is a repair to take seriously and quickly.

Air conditioning

State law does not generally require a rental to have air conditioning. If a unit comes with AC, read your lease on who maintains it — and expect tenants to ask when it stops.

Carbon monoxide

California requires carbon monoxide alarms in dwellings with a gas appliance, fireplace or attached garage. We check them on every heating visit and tell you if one is missing or expired.
